Option 1 – Comprehensive Letting & Property Management Service

Our fee for the fully managed service is 11% p.m. plus Vat

This service includes:

  • Property assessment
  • Marketing the property rental locally and nationally, & pre-qualifying tenants
  • Accompanied viewings and suitable tenant selection
  • Stringent tenant checks, credit checks & referencing – we will never put forward a tenant for consideration unless they have favourably ticked all the boxes of our thorough application process
  • Ingoing inspection with tenant at commencement of tenancy -written and photographic
  • Concluding the Lease Agreement – a comprehensive agreement which complies with the Rental Housing & Consumer Protection Acts
  • Collection of a deposit and monthly rental
  • Proactive application of strict rental collection procedures
  • Collection from tenant, and payment to Council of services
  • Prompt attendance to maintenance – organising and managing repairs
  • Tenant liaison re repairs and any other issues
  • Managing the check-out process at the end of the tenancy

Option 2 – Unmanaged Property Letting

This service takes the property letting process to the stage where the tenants are settled into the property and the deposit and first month’s rent have been paid. This service is for Landlords who wish to be involved with the day to day property management of the tenancy.

Our fee for this option is 6.5% of annual rental (or value of the lease) plus Vat

Service includes:

  • Property assessment
  • Marketing the property rental locally and nationally, & pre-qualifying tenants
  • Accompanied viewings and suitable tenant selection
  • Stringent tenant checks, credit checks & referencing – we will never put forward a tenant for consideration unless they have favourably ticked all the boxes of our thorough application process
  • Ingoing inspection with tenant at commencement of tenancy
  • – Written and photographic
    Concluding the Lease Agreement – a comprehensive agreement with complies with the Rental House & Consumer Protection Acts
  • Collection of a deposit and the first month’s rent
  • Handover to landlord who takes on monthly rent collection and management of the tenancy

3. Marketing, Viewings & Tenant Application only

We will conduct a service for Landlords who wish to do their own paperwork and manage the tenancy, but require us to market the property to let, do accompanied viewings with prospective tenants, and carry out thorough credit and background checks & vetting of interested tenants to establish suitability.

This service, by consultation:

  • If required, visiting the property to access its market value
  • Marketing the property to rent locally and nationally, and accompanied tenant viewings to find the suitable tenant
  • Stringent tenant checks, credit checks & referencing – we will never put forward a tenant for consideration unless they have favourably ticked all the boxes of our thorough application process
  • Handing the suitable tenant’s details over to the landlord to finish off the process by organising the lease, payments, and move in inspections.
