We do our due diligence thoroughly screening the tenant in the application process. But this doesn't always show the true personality of the applicant, nor the unmasked version of some whom you will meet immediately after handover … in some cases Mr or Ms Charming and Co-operative turns in Mr/Ms Godzilla-tenant on steriods.  With this type of personality it's usually on the day of handover inspection.  A stand-up tenant with impeccable credentials … and an unforseen problem.

There's something about the combination of property (which is always emotive) and money, which changes some people.

An inexpensive way to bring the outside into your rental property at night

Firstly, have to tell you about A Great Find - Ourdoor Solar Fairy lights! This article (link below) prompted me to light up my courtyard garden with LED lights and in the search for good lighting also found Outdoor (solar powered) LED Fairy Lights (from lighting stores) for the trees - fabulous! When it came to solar garden lamps, we discovered that the simple outdoor LED lights sold at local chain stores can't do the job - most of them apparently only have one one LED bulb so pretty useless in lighting your garden - but the quality lamps with sufficient number of LED bulbs create a magical garden in the evening.
